The Importance of Providing Independent Mortgage Advice

The Importance of Providing Independent Mortgage Advice

Paul Thompson, Mortgage and Protection Specialist, explains why ValidPath’s approach to IFA independence helps Members give better mortgage advice that fulfils their obligation to Consumer Duty.

Good mortgage advice is worth its weight in gold. For many Independent Financial Advisers (IFAs), however, offering that advice can feel both daunting and thankless.

While mortgages are a fundamental aspect of personal finance – and offer many people their first step onto the property ladder – they rarely receive the same level of attention as other areas of financial advice like investment or retirement planning. Many financial advisers worry about the time it takes to stay up to date with ever-changing mortgage products and compliance requirements, not to mention the intricacies of advising clients effectively, and the slim profit margins found in an area of advice often offered for free.

On the other hand, there are mortgage-only firms that exist to cater specifically to this need, dedicating their resources solely to mortgage-related advice. Several of these firms are already ValidPath Members, which is one of the reasons that I was brought on board as ValidPath’s Mortgage and Protection Specialist.

My goal, however, is to ensure that our network can offer support to both mortgage-only firms and to IFAs that are considering giving mortgage advice as part of their wider offering. You should feel confident giving mortgage advice, whether you’re a lone IFA, or part of a larger financial advice business.

Here, I explain how our network’s unique approach supports our Members, helping them to offer great mortgage advice that fulfils their Consumer Duty obligations, and in turn helps more people to get on the property ladder.

Putting Consumers First

The Consumer Duty requirement implemented by the Financial Conduct Authority in 2023 sets a new standard for client care, ensuring that financial advisers provide clear and easily digestible advice so clients can fully understand their financial options. This goes beyond compliance – it’s about fostering an environment where clients feel informed, empowered, and confident in their financial decisions.

For mortgage advisers, delivering comprehensive and transparent advice is critical to building trust and fulfilling these obligations. At ValidPath, we support advisers in our network by providing them with the independence they need to meet these high standards. Our approach helps advisers not only meet their Consumer Duty obligations but also create lasting client relationships built on trust and transparency.

Let’s look at why respecting the independence of ValidPath Members gives them the ability to share great mortgage advice.

Member Independence

ValidPath believes that Independence is EverythingTM. Prioritising the independence of our Members isn’t just about showing them the respect they deserve. It also empowers them to meet their Consumer Duty obligations with confidence.

Independence is particularly valuable in mortgage advice. In many cases, advisers are restricted to a limited panel of lenders, narrowing the options they can recommend to clients for mortgages.

However, we never limit the advice our Members can give. When advisers can choose from a broad range of lenders rather than a limited selection, they can tailor their recommendations to each client’s unique needs, helping them get the best possible outcomes. Whether it’s helping first-time buyers navigate the property market or assisting homeowners with refinancing, our Members can offer advice that genuinely reflects their clients’ best interests.

If a smaller lender offers a better deal for a client, for instance, ValidPath Members can recommend them without being restricted by network limitations. This flexibility allows ValidPath Members to meet their Consumer Duty obligations and deliver the best possible service.

Looking Ahead

We understand the challenges IFAs face when offering mortgage advice. By prioritising independence and flexibility, we aim to create an environment where our Members can thrive and meet the demands of Consumer Duty with ease. This not only improves the quality of advice but also strengthens the trust and credibility essential to any financial advice business.

If you’re an IFA considering adding mortgage advice to your practice or a mortgage-only firm seeking support, ValidPath is here to help. Together, we can ensure your clients receive the best possible mortgage advice, setting them on the path to financial success.
